During the crisis, the number of transactions with apartments fell sharply, growth resumed in December 2009. Analysts felt that the market acts out pent-up demand. As a result, in 2010 the capital was recorded 85.65 thousand transactions, which exceeded pre-crisis figures of 2007, just 10%.

The number of transactions has increased each month until May 2011: then the figure has declined for the first time – in Moscow, there were 7.247 thousand transactions, that is 13% less than in May 2010. In June and July in the capital’s housing market continued quiet: in the early summer months, there were 7.568 7.668 thousand and thousand of deals, up 16% and 3% less than for the corresponding periods in 2010 respectively.

In August, the number of transactions with apartments dropped compared with July, but for the first time since the beginning of the holiday season has exceeded the same period last year. In the last month of summer Rosreestr registered 6.47 thousand transactions – is 3% more than in August of 2010, but 12% lower than in July 2011.

According to the respondents to market participants, not surprising in the summer the fall is not. “Reducing the number of sold apartments connected to the active phase of the holiday season and there is every year,” – said General Director of “ASC Miel” Vladislav Lutskov. As the head of the department’s secondary market, “ABC Housing” Andrei Bannikov, in late August and early September there is a surge of activity, both in new construction sales, and in the implementation of the apartments on the secondary market. “In September, the number of transactions with apartments will grow significantly,” – he suggests.
